Lake Mary calls itself the "City of Lakes," and anyone who has walked the path around Greenwood Lake or spent a Saturday downtown understands why so many families put down roots here. Many of those roots were planted between the mid-1980s and the 2000s, when communities like Heathrow, Timacuan, The Crossings, and Magnolia Plantation were built. That means a large share of Lake Mary-area kitchens are now 20 to 40 years old, and homeowners are asking the same question: is it time to remodel?

This guide covers what Lake Mary homeowners should know before starting a kitchen remodel, from budgeting and permits to neighborhood-specific considerations. Stevens Kitchens has served Central Florida since 2003, and our showroom at 1399 W. Broadway St. in Oviedo is a short drive from Lake Mary via SR 417.

Why so many Lake Mary kitchens are ready for an update

Lake Mary was incorporated in 1973, and its population roughly quadrupled between 1980 and 2000. Several large planned communities went up in and around the city during those years:

  • Heathrow, the guard-gated community founded in 1985, where most homes were built between the late 1980s and mid-2000s.

  • Timacuan, the golf community off Rinehart Road, where most homes were built from the mid-1980s through the 1990s.

  • The Crossings, including Greenwood Lakes, largely built in the late 1980s and early 1990s.

  • Magnolia Plantation off Markham Woods Road, built mostly in the 2000s.

Kitchens from those eras often share common traits: closed-off layouts, soffits above the upper cabinets, oak or cherry cabinetry, tile or early granite countertops, and fluorescent ceiling fixtures. Many were built well, but they weren't designed for the way families cook, work, and entertain today.

What a kitchen remodel typically costs in Central Florida

Every project is different, and price depends on the size of the space, your selections, and the scope of work. As a general budgeting guide, an average kitchen remodel in Central Florida starts at around $40,000, less appliances. Laundry rooms and other smaller-scale projects in Central Florida generally average around $15,000 to $22,000.

These are market averages, not a quote. Actual costs can vary considerably based on cabinetry, countertops, appliances, structural work, plumbing, electrical, finishes, and the condition of what's behind the walls in an older home. Your designer can provide an estimate for your specific project. For a deeper breakdown, see our guide to kitchen remodel costs in Lake Mary.

Permits: city or county?

This trips up a lot of homeowners. If your home is inside Lake Mary city limits, permits go through the City of Lake Mary Building Division. But the Heathrow residential community is in unincorporated Seminole County, even though many Heathrow homes use Lake Mary addresses, so permits there go through the Seminole County Building Division. Stevens Kitchens handles permits as part of every project. Learn more in our Lake Mary remodeling permit guide.

How long does it take?

A typical Stevens Kitchens project takes approximately 8 to 10 weeks, and timelines can be shorter or longer depending on scope and progress. We use BuilderTrend, which gives you access to your full project calendar at any time.

Our process, step by step

  1. Share photos of your space. Before your consultation, your designer will ask for photos and details, which they use to create 3D renderings of your improved space.

  2. Visit our showroom. Talk through your plans and design goals, and your designer can provide an estimated cost.

  3. Schedule your in-home measure. You'll receive a preliminary estimate.

  4. Build. Our designers, project supervisors, and licensed subcontractors handle design, labor, materials, and permits.

  5. Final walkthrough. We keep you updated from your first consultation through the final walkthrough.
